This Class A, 4-story office building was designed with a Y-shaped configuration for the floor plate to maximize mountain views and leasing flexibility. To meet the program requirement of 4.5 cars per 1,000 sf, a combination of surface and below grade structured parking was utilized on the 9.8-acre site.
An attractive exterior with a “high-tech” visual image was developed using reflective glass in unique curving applications set in acid etched precast concrete elements of light neutral tones. Custom millwork and natural stone finishes were used in the lobby and common areas. These materials in this unique building design create a striking image with significant visual impact. The success of the design has been proven by the fact that the building has been occupied by both major full floor tenants and smaller tenants and has been noted for leasing well in the highly competitive southeast Denver market. The developer’s programmatic needs were more than met and the real estate brokerage community has acknowledged the design as extraordinary.
